Looking after the building people live in

CSPOD Property Management Ltd manages a residential property for the residents. The work is the shared parts: the entrance, the stairs, the corridor, the outside of the block. It is not a desk that buys houses, and it is not an agency that lets other people’s flats.

We are based at Mill End in West Chiltington. Residents write to us when a light is out, a door will not shut, or the yearly charge needs explaining in plain words.

Shared parts

Each flat is someone’s home. The parts everyone uses are the ones we look after: the front door, the hallway, the stairs, the bins, and the strip of garden if the building has one.

Repairs, in order

A resident reports what is wrong. We look, or we send someone who can. A broken lock on the shared door comes before a scuff on a wall. We tell the building what was found and what it cost, in a short note, not a pile of jargon.

We do not redecorate a private flat. If the leak is inside one home, we say so and point the resident to their own repair. If the leak is in the shared pipe, it is ours to arrange.

The yearly charge, written plainly

People who live in the building pay toward the shared costs: cleaning, insurance for the block, small repairs, and the larger jobs that cannot wait. We set out what the money is for, what was spent, and what is still to do.

If a figure looks odd, ask. A charge should be readable without a specialist. See the block for the kind of building this is about.

Who we answer

We answer the people who live there, and anyone they ask us to speak with about the shared parts. A note should say which building, which floor if it matters, and what you can see. Photos of the shared door or the stair help more than a long complaint.
